If you’re thinking about selling your home sometime in the next year, it’s natural to start preparing early. Many homeowners begin making improvements, browsing online home values, or watching what homes nearby are selling for.

Planning ahead is smart.

Unfortunately, I often see homeowners make decisions before they ever speak with a Realtor™ that end up costing them thousands of dollars, delaying their sale, or creating unnecessary stress.

After more than 23 years helping homeowners throughout Rancho Cordova, Folsom, and Gold River, I’ve found that the most costly mistakes sellers make fall into three categories.

The good news is they’re all avoidable.

Mistake #1: Spending Money on the Wrong Improvements

One of the biggest misconceptions sellers have is believing every home improvement increases resale value.

That’s simply not how today’s market works.

I’ve met homeowners who planned to replace perfectly good flooring, remodel an entire kitchen, repaint every room, or install expensive landscaping before putting their home on the market.

Sometimes those projects make sense.

Many times they don’t.

The question isn’t:

“What improvements can I make?”

The better question is:

“What improvements will today’s buyers actually pay more for?”

Every neighborhood is different.

In many cases, a professional cleaning, fresh paint in selected rooms, improved lighting, and a few strategic repairs create a stronger return than a major remodel.

Before investing thousands of dollars, it’s worth having a Realtor™ walk through your home and identify which improvements are likely to matter, and which ones won’t.

Recently, I met with homeowners who were planning to remodel the kitchen before selling. After reviewing today’s market conditions, they completed only a few strategic updates and were able to save thousands of dollars while still presenting their home competitively, resulting in more money in their pockets.

Mistake #2: Trusting Online Home Values

Online home value estimates have become incredibly popular.

They’re also one of the biggest reasons sellers develop unrealistic expectations before they ever speak with a real estate professional.

Automated valuation tools don’t walk through your home.

They don’t know:

  • whether you’ve remodeled the kitchen,
  • replaced the roof,
  • installed new windows,
  • backed to a greenbelt,
  • or have one of the best lots in the neighborhood.

Likewise, they don’t know if your home needs significant updating.

Instead, they rely on mathematical models using public information.

That can be useful as a starting point, but it shouldn’t be the number you use to make one of your largest financial decisions.

Pricing a home correctly involves much more than comparing square footage or nearby sales.

It requires understanding buyer demand, current inventory, neighborhood trends, financing changes, competing listings, and how buyers are reacting to homes like yours right now.

That’s why two homes with similar square footage can sell for dramatically different prices.

Mistake #3: Waiting Too Long to Start Planning

Many homeowners think they should contact a Realtor™ only when they’re ready to list.

In reality, some of the best results happen when planning begins several months in advance.

Meeting early doesn’t mean you’re committing to sell tomorrow.

It simply gives you time to make thoughtful decisions without feeling rushed.

An early consultation allows us to discuss:

  • timing the market appropriately,
  • preparing your home efficiently,
  • identifying repairs worth making,
  • understanding current buyer expectations,
  • estimating your likely selling costs, and
  • creating a personalized plan based on your goals.

Sometimes homeowners discover they don’t need nearly as much work as they expected.

Other times, we identify small projects that can make a meaningful difference in buyer appeal.

Either way, having a plan removes uncertainty and helps you move forward with confidence.

Every Home Is Different

One of the reasons I enjoy working with sellers is that no two homes, and no two homeowners, are exactly alike.

Some clients are preparing for retirement.

Some are relocating for work or moving closer to family.

Each situation deserves advice tailored to that homeowner’s goals rather than a one-size-fits-all checklist.

That’s why I don’t believe in recommending improvements before I’ve actually seen the home.
