What Happens After You Accept an Offer? A Simple Seller Guide
When you accept an offer on your home, it can feel like the hard part is over. In reality, you’re entering the next phase of the process, and understanding what happens next can help you stay calm and in control.
In the past few weeks, I’ve seen buyers being more detailed during inspections, which makes this phase especially important for sellers to be prepared.

The Next Phase Begins
Here’s what typically happens after you accept an offer.
First, the buyer completes their inspections. This can include a general home inspection and, depending on the property, roof, pest, or other specialized inspections.
Recently, I had a situation where a seller felt surprised by repair requests after inspections. Once we walked through what was reasonable, they were able to make a confident decision instead of reacting emotionally.
After inspections, the buyer may request repairs or credits. This is a negotiation point, and not every request needs to be accepted. This is often a harder negotiation than when you reviewed and accepted the offer!
Next comes the appraisal. If the value comes in at or above the purchase price, things move forward smoothly. If it comes in lower, there may be another negotiation.
During this time, the buyer is also finalizing their loan.
Where things can go sideways is usually during inspections or appraisal. That’s where expectations and reality meet. This is also where skill and experience show up to help you achieve your home sale goals.
As you move closer to closing, contingencies are removed and the transaction becomes more secure. This is why staying on top of your contract timelines is critical.
Finally, you’ll sign closing documents and complete the sale.
